Guest Conduct Rules
On-property conduct, safety and use requirements for guests of The Nest at Black Hawk.

1. Registered Guests, Occupancy and Visitors
Rates include up to two adults per dome unless the reservation confirmation states otherwise. Each additional registered guest age 18 or older is $25 per person, per night. Children age 17 and under stay free with a registered adult, but every child must still be registered and counts toward the dome's maximum occupancy.
All overnight occupants must be listed on the reservation no later than check-in. Unregistered overnight guests are not permitted. The primary registered guest is responsible for the conduct of every occupant and visitor and for all resulting charges.
Day visitors must be registered with the Front Desk before entering guest accommodation areas. Visitors may not remain overnight and must leave the property by 10:00 PM unless The Nest gives prior written approval. Occupants and visitors may not cause the dome to exceed its stated maximum occupancy at any time.
An unregistered adult overnight guest may be charged the applicable $25 additional-guest fee for every affected night. Failure to register an occupant, refusal to provide accurate occupancy information, or exceeding occupancy limits may result in termination of the stay without refund.
2. Check-In, Check-Out and Access Credentials
Check-in begins at 4:00 PM. Check-out is no later than 11:00 AM.
Early check-in and late check-out must be requested and approved in writing and are based on availability. Any early check-in fee will be disclosed before the request is confirmed.
An approved late check-out is available for a $50 fee when operationally available. A guest who remains after 11:15 AM without written approval may be charged up to one additional night at the applicable rate. That charge does not guarantee continued occupancy or prevent The Nest from requiring immediate departure.
Access codes, keys, and other credentials may be used only by registered guests and may not be shared with unregistered persons. Guests must promptly report a lost credential or suspected unauthorized access.
3. Pet Policy
The Nest welcomes up to two dogs per dome, with a maximum weight of 50 pounds per dog. Animals other than dogs require prior written approval. All dogs must be properly licensed and vaccinated as required by law.
A non-refundable pet fee of $25 per dog, per night applies. A separate refundable pet deposit of $250 per stay is required at check-in. The pet deposit does not limit the guest's responsibility for cleaning, damage, injury, lost use, or other costs caused by the animal.
All pets must be declared and added to the reservation before arrival or no later than check-in. Any undeclared pet discovered in a dome or elsewhere on the property will result in a $200 Undeclared Pet Fee per pet, per stay. This fee is in addition to the regular nightly pet fee, pet deposit, excessive-cleaning charges, damage charges, and replacement costs. The Nest may also require an unauthorized pet to be removed from the property.
Dogs must be crated whenever left unattended inside a dome. Pets may not be left unattended outdoors, on decks, or inside vehicles. Outside the dome, pets must remain leashed and under the guest's control at all times.
Guests must immediately pick up and properly dispose of all pet waste. Excessive barking, aggressive or threatening behavior, repeated disturbances, or failure to control an animal may result in the animal being required to leave the property.
Excessive pet hair or dander, odor, stains, waste, fleas, or any condition requiring cleaning beyond standard housekeeping will result in a minimum $100 pet-related deep-cleaning fee per affected dome. Additional documented professional cleaning, pest treatment, repair, replacement, or lost-use costs may also be charged when necessary.
The primary guest is responsible for all damage, injury, excessive cleaning, complaints, lost revenue, and other costs resulting from a pet. Any unused pet deposit balance will be released or refunded after inspection, subject to the payment-processing timelines stated in the Terms and Conditions.
4. Service Animals
Service animals are not pets and will be accommodated as required by applicable law. Qualifying service animals are not subject to pet fees, pet deposits, the Undeclared Pet Fee, pet weight limits, pet-count limits, or fees for ordinary hair or dander.
A service animal must remain under the handler's control, must be housebroken, and may not be left unattended in a dome. The handler is responsible for the animal's care, supervision, and waste removal.
The Nest may make only those service-animal inquiries permitted by applicable law. The Nest may require removal of a service animal when the animal is not housebroken or is out of control and the handler does not take effective action to control it. When an animal is properly excluded, the guest will be offered the opportunity to remain without the animal when reasonably possible.
The Nest may charge for actual damage caused by a service animal under the same standards applied to damage caused by other guests. Emotional-support, therapy, comfort, and companion animals that do not qualify as service animals under applicable law are subject to the regular Pet Policy unless another law requires different treatment.
5. Housekeeping, Sanitation and Excessive Cleaning
Normal turnover cleaning is included in the lodging rate. Guests must leave the dome in a reasonably orderly condition, place trash in designated receptacles, and promptly report spills, accidents, or conditions that could cause permanent damage.
Cleaning beyond normal housekeeping may result in a fee beginning at $100, based on the condition of the dome and the actual labor, supplies, remediation, or professional service required. Examples include excessive trash; food or beverage spills; grease; mud; glitter or confetti; strong odors; excessive pet hair; stains; bodily fluids; vomit; waste; pest treatment; or furniture and contents requiring unusual restoration.
Biohazard, pest-control, specialty restoration, or third-party remediation charges may be assessed at the documented cost. Guests are also responsible for damage or lost use caused by a condition requiring the dome to be removed from inventory.
6. In-Dome Items, Amenities and Resort Property
All reusable items provided in a dome or elsewhere on the property remain the property of The Nest. This includes, without limitation, robes, bath towels, hand towels, washcloths, bath mats, linens, blankets, pillows, kitchenware, cookware, glassware, small appliances, electronics, remotes, games, books, decor, furniture, outdoor furnishings, and resort equipment.
Complimentary single-use items, such as individually packaged toiletries, coffee, tea, and similar consumable products, may be taken unless marked otherwise.
Reusable items may not be removed from the dome or property, moved to another dome, or used for an unauthorized purpose. Missing, damaged, destroyed, or excessively stained items will be charged at the published or documented repair or replacement cost, including applicable taxes, shipping, installation, professional cleaning, and related expenses.
Charges may be assessed after check-out once the dome has been inspected. A replacement-price schedule for commonly removed or damaged items may be made available upon request.
7. Quiet Hours, Parties, Events and Guest Conduct
Quiet hours are from 10:00 PM to 7:00 AM. During quiet hours, voices, televisions, music, pets, vehicles, and other noise must remain at a level that cannot be heard from neighboring domes or common areas. Respectful noise levels are required at all times.
Parties, receptions, events, commercial activities, photo or video productions, outside vendors, and gatherings exceeding the registered occupancy are prohibited unless approved in writing by The Nest. Outdoor speakers, amplified music, and other disruptive equipment are prohibited unless specifically authorized.
Guests and visitors must respect other guests, staff, neighbors, wildlife, and the environment; supervise children and pets; follow posted rules and safety instructions; and refrain from harassment, threats, violence, intimidation, disorderly conduct, illegal activity, or conduct that interferes with another person's stay or with resort operations.
The primary guest is responsible for the behavior of all occupants and visitors. Serious or repeated violations may result in removal from the property without refund and may be referred to law enforcement when appropriate.
8. Smoking, Vaping, Fire Safety and Life-Safety Equipment
The Nest is a smoke-free and vape-free property. Smoking, vaping, or burning tobacco, cannabis, nicotine, or any other substance is prohibited anywhere on resort property, including inside domes, on decks, along walkways, in parking areas, in common areas, and inside vehicles parked on the property.
Evidence of smoking or vaping, including smoke or vapor odor, ash, cigarette or cannabis remains, burn marks, or tampering with life-safety equipment, will result in a $500 smoke-remediation fee. Guests are also responsible for documented cleaning, repair, restoration, lost-use, or replacement costs exceeding that amount.
Candles, incense, fireworks, sparklers, grills, camp stoves, portable fire pits, personal heaters, hot plates, and other open-flame or unauthorized heat-producing devices are prohibited. Resort fire features may be operated only by authorized staff.
Guests may not disable, cover, remove, or tamper with smoke alarms, carbon-monoxide alarms, fire extinguishers, sprinklers, exit signs, or any other safety equipment. Violations may result in immediate removal without refund and responsibility for damages, emergency-response costs, or government fines caused by the violation.
During a fire ban, red-flag warning, or other elevated fire condition, The Nest may impose additional restrictions or close fire features and outdoor amenities without advance notice.
9. Alcohol, Cannabis and Prohibited Substances
Alcohol may be possessed and consumed only by guests age 21 or older and only in locations where it is permitted. Guests may not provide alcohol to minors, serve alcohol without authorization, or engage in intoxicated, unsafe, or disruptive behavior. The Nest may refuse alcohol service or require a guest to stop consuming alcohol when necessary for safety or legal compliance.
Cannabis possession and use must comply with applicable law and these policies. Cannabis may not be smoked or vaped anywhere on the property. Any other lawful cannabis use must occur only inside the registered dome, must not create odor or otherwise affect other guests, and must be stored securely away from children and pets. Cannabis consumption is prohibited in common and public areas.
Illegal drugs, unlawful possession or distribution of controlled substances, and drug-related activity are prohibited and may result in immediate removal and notification of law enforcement.
10. Parking, Vehicles and Transportation
All vehicles must be registered with The Nest and parked only in designated areas. Accessible spaces, fire lanes, emergency access routes, loading areas, and posted no-parking zones must remain clear at all times.
Unregistered, abandoned, unsafe, improperly parked, or unauthorized vehicles may be relocated or towed at the owner's expense where permitted by law. Parking does not create a bailment, and guests should lock vehicles and remove valuables. The Nest's responsibility for vehicle loss or damage is governed by applicable law.
Camping, sleeping overnight in vehicles, vehicle repairs, fuel transfer, and extended idling are prohibited unless specifically approved. Electric vehicles may be charged only at designated charging locations or with written permission. Guest use of dome or exterior outlets for vehicle charging is prohibited.
Guests are responsible for monitoring mountain road and weather conditions and for arriving with a vehicle and equipment appropriate for current conditions. Road closures, traction requirements, snow, ice, or other travel conditions do not automatically alter the cancellation policy.
11. Mountain Environment, Wildlife and Outdoor Safety
The Nest is located in a natural mountain environment. Conditions may include uneven terrain, gravel, mud, snow, ice, wet surfaces, steep grades, stairs, loft access, decks, changing weather, altitude, darkness, wildlife, and limited visibility.
Guests must use designated roads, paths, stairs, decks, and walkways; wear appropriate footwear; use handrails where provided; and exercise reasonable care. Snow and ice removal may be ongoing, but outdoor surfaces can remain slippery.
Children must be directly supervised, especially around stairs, lofts, roads, parking areas, decks, fire features, wildlife, and outdoor amenities. Guests may not climb on dome structures, railings, landscaping, utility equipment, or restricted areas.
Wildlife must not be approached, touched, chased, fed, or disturbed. Food, pet food, and trash must be stored and disposed of in designated containers. Guests must promptly notify staff of a hazardous condition or wildlife concern.
12. Amenities and Common Areas
Common areas and recreational amenities are available only during posted hours and subject to posted rules, capacity limits, age restrictions, supervision requirements, maintenance, weather, staffing, safety conditions, and government requirements.
Guests must return common-area equipment after use and may not remove furniture, games, books, towels, or other resort property from the designated area.
Amenity hours, access, and availability may be modified or temporarily suspended as provided in the Terms and Conditions.
13. Required Reporting and Property Care
Guests must promptly report leaks, plumbing issues, electrical concerns, broken equipment, pests, spills, damage, smoke or alarm activation, lost access credentials, injuries, or any condition that could worsen or create a hazard. Failure to report a known issue may increase the guest's responsibility for resulting damage.
14. Emergencies, Evacuation and Safety Instructions
In a life-threatening emergency, call 911 first and then notify The Nest as soon as reasonably possible. Guests must follow evacuation orders, emergency instructions, fire restrictions, weather alerts, and directions from staff or public-safety officials.
The Nest does not provide medical care. Guests are responsible for evaluating their own health, mobility, and ability to safely use lofts, stairs, decks, outdoor areas, and mountain amenities. A guest who needs assistance should contact the Front Desk so reasonable options can be discussed.
Emergency response, maintenance, weather, wildfire, utility interruption, law-enforcement activity, or other safety conditions may require entry, relocation, temporary service interruption, or evacuation.
